Price too high, and you may discourage qualified buyers. Price too low, and you could leave money on the table.

What Determines Market Value?
Every property is different, and pricing should take more into account than simply looking at a few nearby sales.
When evaluating a property, I consider factors such as:
- Recent comparable sales
- Location
- Property condition
- Size and acreage
- Improvements and updates
- Road access
- Utilities
- Property type
- Current competition
- Buyer demand
- Overall market conditions
For land and rural property, things like access, surveys, utilities, zoning, topography, and usability can also affect value.

A home in town is not priced the same way as a vacant lot, wooded acreage, rural homesite, or larger tract of land.
That’s why I look at the property itself and the market it competes in before recommending a listing price.
My goal is to help you choose a price that is realistic, competitive, and positioned to attract serious buyers.
