Sunny Hills is one of the communities I’m asked about frequently by buyers looking in Washington County. The area continues to see new construction and can offer opportunities for buyers looking for a newer home at a more attainable price point than many of Northwest Florida’s higher-priced markets.
At the same time, Sunny Hills has received attention over concerns involving the water system, roads, deed restrictions, and development considerations such as gopher tortoise burrows.
That does not automatically mean Sunny Hills is—or isn’t—the right place to buy. It means buyers should understand the particular property they’re considering and do their own due diligence before making a decision.

New Construction and More Attainable Options
One of the things drawing buyers to Sunny Hills is the amount of new construction taking place throughout the community.
For buyers who want a newly built home but may not want the price point of some coastal or larger Northwest Florida markets, Sunny Hills can be worth exploring.
You’ll find a mixture of newer homes, established homes, vacant residential lots, and undeveloped parcels throughout the community. Because Sunny Hills covers such a large area, conditions can vary considerably from one property or street to another.
That’s why I encourage buyers to look at the specific property, not make a decision about the entire community based only on what they have heard online or on social media.
A Little More About the Sunny Hills Community
Sunny Hills is more than just homes and vacant lots. The community also includes recreational features and natural surroundings that contribute to its rural Northwest Florida feel.
Buyers considering Sunny Hills may want to spend some time driving the area, visiting different sections of the community, and getting a feel for the roads, lakes, golf course area, and neighborhoods before deciding where they want to buy.

Understanding the Water Situation
Water has been one of the biggest topics of discussion in Sunny Hills.
If you are considering purchasing a property in Sunny Hills, I encourage you to investigate the water service for the specific property you are considering and ask questions about anything that concerns you.
What one homeowner experiences may not necessarily be identical to another property, so buyers should verify information for themselves rather than relying only on neighborhood discussion or secondhand information.
Roads and Property Access
Road conditions are another consideration when looking at property in Sunny Hills.
Some properties may have different types of road access or surrounding conditions than others. If you are considering a vacant lot or newly constructed home, take time to visit the property, look at the road and access personally, and determine whether the location works for your needs.
This is especially important if you have particular concerns about commuting, construction access, drainage, or everyday travel.
Deed Restrictions and Intended Use
Buyers should never assume that purchasing a vacant lot means they can automatically use it however they choose.
Before purchasing property, especially if you plan to build, place a particular type of home on the property, add improvements, or use the property for a specific purpose, investigate any applicable deed restrictions, zoning requirements, setbacks, permitting requirements, or other limitations.
The goal is to know before you buy whether the property works for what you intend to do with it.
Gopher Tortoises and Vacant Lots
Gopher tortoises and their burrows are protected under Florida law, and their presence may be an important consideration when purchasing vacant property for future development.
If you are considering a vacant lot in Sunny Hills and have questions about a possible gopher tortoise burrow, I encourage you to verify the information directly with the Florida Fish and Wildlife Conservation Commission or an appropriately qualified professional before purchasing or beginning any development activity.

Do Your Due Diligence Before You Buy
As with any real estate purchase, buyers should take the time to investigate the things that are important to them before moving forward.
Our office uses a Buyer Inspection, Insurance, WDO, and Well Water Test Disclosure after a buyer goes under contract. It encourages buyers to consider the inspections, tests, and professional evaluations that may be appropriate for the particular property.
Depending on the property, buyers may want to investigate matters such as water quality, private water systems, septic systems, surveys, property boundaries, zoning, permitted uses, inspections, insurance requirements, and other property-specific concerns.
Buyers should also remember that fences, tree lines, driveways, seller statements, listing information, and property appraiser maps should not be relied upon as exact property boundaries. A current survey is the reliable way to determine property lines and boundaries.
Buyers are encouraged to conduct their own due diligence and consult the appropriate inspectors, governmental agencies, and licensed professionals regarding matters important to their purchase.
Is Sunny Hills Right for You?
Sunny Hills can offer opportunities for buyers looking for new construction, residential homes, vacant lots, land, and a quieter Northwest Florida setting.
There are also issues buyers should investigate carefully.
I don’t believe in pretending those concerns don’t exist, and I also don’t believe every property in Sunny Hills should be judged by a general statement about the entire community.
